Habitat at The Medical Center (“we,” “our,” or “us”) is an apartment community at 6811 Del Rio St, Houston, TX 77021. NEEMA Property Management & Consulting LLC provides leasing and property operations support for the community. This policy explains what information we collect when you visit this website, request a tour, or apply for an apartment, and how we use and protect it.

We do not sell your personal information, and we do not use it for targeted advertising.

Information we collect

Information you give us

When you request a tour, we collect your name, your phone number and/or email address, and anything else you choose to add: the number of bedrooms you want, your move-in timeframe, a preferred tour date and time, and a message. With your request we also record the page you sent it from, any campaign tags in the page address (for example, from an ad or email link), and the time you sent it.

If you call or email us, we keep the information you share so we can help you.

Information collected automatically

Like most websites, our hosting and security provider receives standard technical information when you visit, such as your IP address, browser type, device information, and the pages you request. It uses this to deliver the site, keep it secure, and diagnose errors.

• To respond to your questions and schedule and confirm tours
• To process rental applications and tenant screening, through our property management platform
• To manage leases, renewals, and resident communications

Who we share it with

We share information only as needed to run this website and the leasing office, with:

• An email delivery provider, which sends your tour request to our leasing office inbox
• Our hosting and security provider, which serves the website and runs the anti-spam check on our form
• An analytics provider, only if you accept analytics cookies
• Our property management and tenant screening platform, for listings, applications, and screening (see below)
• Government agencies or legal authorities, when the law requires it

These providers may use the information only to provide their services to us.

Applications and tenant screening

Our rental listings and online applications are provided by Rentec Direct, a property management and tenant screening platform. When you apply, you give your information to Rentec Direct through its application portal, which may include your contact details, employment, income, and rental history, and the identification and screening information needed to qualify for housing. By applying, you authorize us and Rentec Direct to collect, store, and process that information for housing qualification. Screening follows the Fair Credit Reporting Act (FCRA). Rentec Direct’s own privacy policy also applies to information you enter in its portal.

Cookies and analytics

We use Google Analytics to understand how visitors use this site. It loads only after you click Accept in the cookie banner. If you click Decline, or your browser sends a Global Privacy Control signal, analytics does not load. We treat a Global Privacy Control signal as a request to opt out, even if you accepted before.

You can change your choice at any time with the Cookie settings link at the bottom of every page. We remember your choice for 12 months, then ask again.

You can also block or delete cookies in your browser settings.

Maps, video, and listings from other providers

Some parts of this site are provided by other companies and load from their servers. Those companies may collect information or set their own cookies under their own privacy policies:

• Maps from Google Maps load when you scroll near them.
• The video tour is hosted on YouTube in privacy-enhanced mode and loads only after you press play.
• Rental listings and applications are provided by Rentec Direct.

This website may also link to other websites. We are not responsible for their content or privacy practices.

How long we keep it

This website does not store tour requests in a database. Your request is sent by email to our leasing office, which keeps it as long as needed to follow up with you and to meet our record-keeping obligations. Our email delivery provider keeps delivery records for a limited time. Application and resident records are kept as required for property management and by law.

Your rights and choices

Depending on where you live, you may have the right to:

• Confirm whether we process your personal information, and get a copy of it
• Correct inaccurate information
• Delete your information, subject to legal and record-keeping requirements
• Opt out of the sale of personal information, targeted advertising, and certain profiling. We do not do any of these.
• Opt out of non-essential communications

Texas residents have these rights under the Texas Data Privacy and Security Act. To make a request, contact us using the details below. We will respond within 45 days. If we decline your request, you may appeal by replying to our response, and if you are not satisfied with the outcome of the appeal, you may contact the Texas Attorney General. We will not treat you differently for using your privacy rights.

Security

This website is served over HTTPS, and our form is protected against spam and automated abuse. We use reasonable administrative, technical, and physical safeguards to protect your information, but no online system is completely secure.

Children’s privacy

This website is not intended for children under 13, and we do not knowingly collect personal information from them.

Changes to this policy

We may update this policy from time to time. When we do, we will post the new version on this page and change the “last updated” date above.
